Pre-arrival inspection

Send us the Domain or realestate.com.au listing from China — within 48 hours we attend in person and send back same-day video and notes.

Subletting risk check

We verify whether the listing agent is the actual leaseholder, flag suspicious WeChat / Xiaohongshu sub-leasers, and check that the bond will be held with NSW Fair Trading.

Suburb fit for your uni

Travel time to campus by bus / train / walk, neighbourhood safety after dark, where the cheap food is, where the dodgy streets are. We tell you what photos never tell you.

Common Questions

When should I book the inspection — before or after I arrive in Sydney?
Most parents book us 3–6 weeks before their child arrives, so the family can sign a lease before semester starts and avoid paying for hotels. We can also do post-arrival inspections if the student is already in Sydney but still nervous about a specific listing.
We've been told by an agent we have to come in person — is that true?
Some agencies do require in-person inspection. We attend on your behalf with your written authorisation; your name is recorded as the attendee, which the major Sydney agencies accept. The handful that won't, we tell you up front so you don't waste time on that listing.
