Scam-listing filter
Many cheap Sydney listings on WeChat / Xiaohongshu are sub-leases or outright scams. We verify the leaseholder, the bond handler (NSW Fair Trading), and the agency's licence number.

- How do we pay if we're overseas?
- Bank transfer to our AU business account, Wise, or PayPal. We don't ask for payment until after the inspection video is delivered.
- What's the risk if we sign sight unseen even with your report?
- Real but reduced. The remaining risks: building-level issues that only show up after months (intermittent water pressure, noisy seasonal neighbours, building site work approved after your inspection). We mitigate by checking strata minutes when available and noting any council DA applications.
