How it actually works

A rental inspection service stands in your shoes at an open inspection. Specifically:

  1. You send the listing URL. Domain or realestate.com.au — whichever the agent is using.
  2. You provide a question list. The things you'd ask if you were there: mould, noise, neighbours, parking, lighting at different times of day, strata levies.
  3. The inspector physically attends. Same time as everyone else viewing the property.
  4. They film + photograph + ask questions. Full walkthrough, captured properly. They ask the agent your questions and record verbatim answers.
  5. You receive a written report. Typically within 48 hours. Numbered red-flag list, point-by-point answers, sign / don't-sign recommendation.
  6. You decide. With actual evidence in front of you, not just listing photos.

Who actually uses this?

In Sydney specifically, four groups:

  • Overseas tenants — Chinese parents renting for kids at UTS, USYD, UNSW, or Macquarie University. Can't fly in for opens.

Three things people sometimes assume:

  • It's not a building inspection. Building inspectors are licensed and check structural integrity, pest, and major faults. A rental inspection focuses on what's relevant for a tenant for a 12-month lease: damp, noise, light, neighbours, working appliances.

Where the idea comes from
