Rhodes is the newest-build apartment suburb in Sydney's middle-ring. Waterfront on the Parramatta River, almost entirely high-rise built post-2005, big Chinese student + young-professional population, IKEA across the bridge, 20 min train to the CBD. Apartments are nicer than Hurstville at similar prices, but the trade-off is uniformity — you live in a generic glass tower, not a textured suburb.

If you want a brand-new apartment in a Chinese-heavy area with quick CBD access, Rhodes is the cleanest option in Sydney. If you want character or quiet, look elsewhere.

Is Rhodes actually good to rent in?

For young professionals and well-funded students — yes. For families with young kids — there's better.

What it gets right: modern apartment quality, waterfront views from many units, 20-minute train to CBD, Macquarie Park 10 min by car, large Chinese community (more Mandarin-leaning than Hurstville's Cantonese), Rhodes Waterside Shopping Centre + IKEA + Bunnings.

What it gets wrong: it's not a "real" suburb — no Federation streets, no small businesses with histories, no character. The peninsula geography means traffic in and out can be slow. School catchments are weaker than Eastwood or Burwood. Wind off the water is fierce in winter.

What it feels like to live here

Rhodes feels like a small modern city, not a Sydney suburb. Concourse Road is the main thoroughfare; everything else is tower clusters. Walking around at 6pm: young Asian professionals back from work, students with grocery bags from Coles, joggers along the waterfront promenade. Quiet by 10pm — no nightlife.

The waterfront promenade is genuinely the best part of living here. 5km of paved path runs around the peninsula.

Who lives here

Rhodes (postcode 2138) has a large Mandarin-speaking population, particularly recent arrivals (last 5 years). Significant Korean, Indian, and broader Asian student presence. Young professionals 25-35 dominate. Family proportion lower than Eastwood or Chatswood.

Getting around

Trains: T9 Northern line. Central 20 min, Town Hall 22, Macquarie Uni 14 min direct.

Buses: limited compared to other suburbs.

Walking: the peninsula is very walkable. Concourse Road is the main spine.

Driving + parking: most apartments have allocated parking. Concourse Road traffic can bottleneck at peak.

Schools

Public catchment:

  • Rhodes Public (K-6) — newer, growing
  • Concord High School (7-12) — solid

Catchments here are weaker than Eastwood / Burwood — families with school-age kids should verify carefully before committing.

Property types

Rhodes is ~95% high-rise apartments built 2005 onwards. The split:

  • Pre-2010 high-rise — older but well-maintained, lower defect risk
  • 2010-2018 high-rise — bulk of stock, mixed quality, some had cladding remediation
  • 2018+ high-rise — newest, premium pricing, modern fitout

There are essentially no houses, no townhouses, no walk-ups. The uniformity is what defines Rhodes.

What we'd check at a Rhodes inspection

Cladding remediation status. Several Rhodes buildings had combustible cladding identified post-Grenfell. Most have been rectified but special levies may still be active. Always pull strata.

View claims. "Water views" can mean 80% of the unit faces the water — or 5% from one corner of the balcony. We verify.

Wind exposure. Higher-floor units on the western side of the peninsula get serious wind in winter — balconies can be unusable for half the year.

Building manager response time. Some Rhodes buildings have notably slow building management. Worth asking other residents.

Concourse Road noise on lower floors. Lower floors of buildings facing Concourse get traffic noise from the bus + car spine.

Mistakes overseas renters make in Rhodes

  • Believing all units in a building are equal. Same address, vastly different unit quality and orientation.
  • Not checking which level you're on. Below floor 4: street noise + less view. Above 12: serious wind. Floors 5-12 are usually best.
  • Not checking strata levy history. 2015-2020 buildings here are highest-risk for pending capital works.
  • Assuming Rhodes Waterside Shopping Centre = full retail. It's smaller than it looks online. For a real Westfield experience, you go to Burwood.

Parking situation? Apartments typically include 1 space. Visitor parking is limited at peak.

Is there a Mandarin-speaking GP? Yes — a clinic in Rhodes Waterside has Mandarin doctors. Also extensive options in nearby Burwood.
