Weaknesses: Premium pricing. Zetland is part of an actively-being-built precinct — construction noise is real for years to come. No school catchment value.
What it feels like to live here
Modern, dense, generic. Joynton Avenue is the main artery. Green Square Town Centre (the public-realm space) is fully landscaped — feels purpose-built. Walking distance to Crown St Surry Hills, Bourke St Alexandria — places with actual character. Zetland itself doesn't have it yet.
Who lives here
Young Chinese professionals (Mandarin-dominant), Indian professionals, smaller cohort of Anglo CBD workers. Few families.
