The husband had just accepted a teaching role at a Parramatta primary school and the family of four needed to be in Sydney within six weeks. They'd shortlisted three townhouses from Domain and asked us to inspect the one their kids had voted for. Both children do homework after school, so noise was the top concern — from the road, from the neighbour through the shared wall, and from older appliances. They also wanted a read on how busy the open inspection was so they could pitch a sensible offer in person on the day they flew over.

We attended the open inspection in person, ahead of the listing agent's scheduled half-hour window. Inside, we walked every room with the camera rolling, opened the blinds in each space to test light and ventilation, knocked along the wall between this townhouse and the neighbouring one to check whether it was brick or framed timber, asked the agent directly about AC and the building's noise history, and counted every viewing group as they came through so we could give the family a real sense of competition. The full walkthrough was sent over within two hours of leaving.

This Oatlands townhouse wins on the two top-priority criteria the family flagged (noise + shared wall). It loses on AC, but the cost difference of switching to Property B's ducted setup over a 12-month lease ($4–6k more) is roughly 30× the cost of two portable AC units. We recommended this one.

School across the road
AuspiciousSchools opposite a residence are often considered positive — youth qi and stable daytime activity. Not the dramatic energy of a busy commercial street, which can clash with a family-oriented dwelling.
Shared brick wall (solid earth)
AuspiciousSolid masonry on the shared wall reinforces the earth element — stability, grounding, protection from the neighbour's energy. Wooden party walls are typically considered weaker in this respect.
Living area downstairs without AC
NeutralLess of a feng shui concern than a practical one — but worth noting that strong artificial cooling in the main gathering room can create energy stagnation. Natural cross-ventilation (which this property allows) is generally preferred.
