Who reached out
A couple relocating from overseas to Sydney
A couple was moving to Sydney from overseas — one partner had accepted a job in the Parramatta area and they needed a 2-bedroom apartment (one room for the partner to work from home). They couldn't fly in for the open. They'd narrowed it down to this Wentworthville unit based on its recent renovation, fixed parking, and storage cage. They wanted us to confirm the renovation was genuine (not just fresh paint hiding problems) and to verify the things you can't tell from listing photos — actual light levels, ventilation, the smell of the place, and the building's day-to-day liveability.

What we did
On the day
We attended the open inspection in person. Inside, we walked every room — verified the renovation work was real (fresh paint everywhere, fittings updated, no aging issues beneath the new coat), confirmed the slight reno smell was lingering (worth knowing for anyone with sensitivities), tested the kitchen and bathroom plumbing (water pressure normal, oven and dishwasher working), checked the master toilet's interior-window arrangement (artificial lighting only), and used a compass to confirm the balcony faces north-east. We also documented the common areas, walked the route to the supermarket (900m), and verified the building's safety setup (electronic access door, smoke alarms, clear emergency exits).
What they received
The full record
Everything we reported back to them — on-the-ground findings, point-by-point answers, photos, and videos — laid out below.
On the ground
A different unit in the same area as our 14 Veron case study. Recently renovated by the landlord — there's a slight reno smell still in the air but no aging issues. Balcony faces north-east (better morning light than the 14 Veron unit's west-facing balcony). Internal road below the balcony means no traffic noise. The master toilet's window faces interior (no daylight), so the bathroom uses artificial lighting only. Couple from overseas signed it.
Mid-aged building with twin elevators and well-maintained common areas. Recently renovated with a slight reno smell still lingering. Internal road below the balcony (no traffic noise). Walking distance (900m) to a large supermarket. NBN ready.

Custom checklist · answered point by point
Here's our point-by-point answer against the inspection checklist.
- 1
Property condition — walls, floors, windows?
Overall good. Floor has no obvious scratches or warping. Walls are mostly clean with minor stains. No major dirt or damage. Windows open and close normally.
- 2
Natural light and ventilation?
Living room natural light is average — only a small window plus a sliding door to the balcony. Master bedroom + balcony has good light + a sliding door to the living room. Second bedroom only has a small window facing the balcony (north-east). Night-time lighting is bright, no flicker. Both bathrooms are artificial light only — no natural light.
- 3
Noise — traffic, railway, upstairs/downstairs, neighbours?
No interior elevator or pipe noise. Below the balcony is an internal road (not a public street) — no traffic noise.
- 4
Any damp, mould, or aging?
Walls, ceilings, and window frames show no damp or mould. Bathroom shows no aging or leak signs. There IS a slight renovation smell still in the air — should ventilate out after move-in.
- 5
Common areas + building?
Common areas are tidy. Mid-aged building with twin elevators well-maintained. Lobby has traces of recent renovation. Electronic access door, smoke alarms, clear emergency exits, good night-time corridor lighting.
- 6
Furniture, appliances, storage, utilities?
Unfurnished, only built-in appliances (oven, dishwasher functional, water pressure normal). Bedrooms have built-in wardrobes; the entry has an additional storage cabinet. Storage is sufficient. NBN already connected — easy internet setup. Adequate power outlets.
- 7
Privacy + parking + safety?
Balcony is not blocked by adjacent buildings — privacy with curtains is fine. Fixed parking spot + storage cage included; common area access is controlled. Regular apartment lock + electronic access; windows lockable.

Balcony faces north-east. Morning sun comes in well; afternoon is shaded. Better light orientation than west-facing units in the same area.
Our recommendation
Optional add-onSign, or don't?
This is an opt-in add-on. Includes our sign / don't-sign verdict and, if requested, a multi-property comparison.
For a couple wanting a freshly renovated 2-bed in a quiet block with parking + storage + NBN, this ticks the right boxes. The interior-facing window on the master toilet is the main caveat. They signed.
