Two friends — both international students already in Sydney — wanted to move from separate share-houses into a 2-bedroom apartment together for their next academic year. Budget was tight (they were splitting rent), and they wanted to lock something in before the new semester rush. They couldn't both make the open (one had a tutorial), so they paid us to inspect this Wentworthville 2-bed they'd shortlisted on Domain. They specifically wanted to know: is the building actually safe at night, are the bedrooms quiet enough for study, is the kitchen actually usable, and how many other people were competing for it?

What we did

On the day

We attended the open inspection in person. Inside, we walked every room with the camera rolling — assessed light in the living room (poor, due to west-facing balcony), checked both bedrooms (south-west facing, modest light), verified the AC was working (only in the living room), tested the kitchen appliances (oven and dishwasher both functional, water pressure normal), confirmed the bathroom ventilation, and counted viewing groups as they came through (~30 people). We also documented the building's common areas: lobby maintenance, dual elevators, electronic access door, night-time corridor lighting. The walkthrough, building-tour video, and full report were delivered same day so the students could submit an offer fast — though we warned them the demand signal was extreme.

On the ground

About 30 people came through the open — easily the most competitive inspection we've attended for this case study set. The apartment itself is solid (good building, NBN ready, fixed parking + storage cage, no mould, no aging issues) but the living room's natural light is poor (balcony faces west and the bedrooms face south-west). Only the living room has AC. No furniture included, just built-in appliances.

    Overall good. Floor has no obvious scratches or warping, walls are clean, windows open and close normally.

    Living room natural light is poor — balcony faces west / north-west. Two bedrooms face south-west. Lights themselves are bright (touch switches, no flicker). Living room sliding door opens to balcony; both bedrooms have decent light; second bedroom has a small extension balcony. Overall ventilation is average. Only the living room has wall-mounted AC. Bathrooms have exhaust systems, master toilet has a small south-facing window.

    Noise — traffic, railway, upstairs/downstairs, neighbours?

    No interior elevator or pipe noise. Below the balcony is a quiet street — low ambient noise.

    Any damp, mould, or aging?

    Walls, ceilings, and window frames show no damp or mould spots. Bathroom shows no aging or leak signs.

    Common areas + building?

    Common areas are tidy, hallway and stairwell well-maintained. Mid-aged building, twin elevators well-maintained, no odour. Electronic access door at entry. Smoke alarms installed, emergency exits clearly marked. Good night-time corridor lighting.

    Furniture, appliances, storage?

    Unfurnished, only built-in appliances (oven, dishwasher work normally; sink and toilet have normal water pressure). Both bedrooms have built-in wardrobes — storage is sufficient.

    How many people came to the inspection?

    About 30 people came through. This is by far the highest demand we've seen across our case studies. We warned you upfront: at this level of competition, you'll need to offer above asking to have a real chance. You couldn't stretch that far on your shared-rent budget and were outbid.
