Who reached out

A parent in China — child arriving in Sydney for university / a new job

A parent in China was preparing the first Sydney apartment for their child, who was arriving with just two suitcases. The priority was 'walk in and live' — they did not want their child spending the first weekend dealing with IKEA, fridge delivery and second-hand furniture marketplaces. This Parramatta listing claimed 'fully furnished including appliances' and the price was right, but the photos couldn't confirm what was actually included or what condition the items were really in. They engaged us to verify on site.

What we did

On the day

We attended the open inspection in person. Inside, we filmed every room with the camera rolling, opened each appliance to verify condition (fridge, washer, dryer, oven, microwave, dishwasher all present and functional), checked the carpet and walls room-by-room for wear, tested ventilation and natural light, walked the immediate street and surrounding block to confirm it was the quiet no-through-road the listing implied, and asked the agent which exact pieces of furniture stayed with the lease. We delivered a full inventory list alongside the walkthrough video so the parent could match it against the listing's claims.

What they received

The full record

Everything we reported back to them — on-the-ground findings, point-by-point answers, photos, and videos — laid out below.

On the ground

An older building from the outside, but the unit itself is in good condition with only slight wall marks. The biggest win for the family was the inclusion list — bed, sofa, coffee table, TV cabinet, fridge, washer, dryer, oven, microwave, dishwasher all included. For someone arriving in Sydney with two suitcases, that's a huge head start.

Quiet no-through-road street, with the apartment on a sheltered block. Older building exterior, but inside is clean and includes every piece of furniture and appliance someone arriving from overseas would need.

What's good
  • Every major piece of furniture and appliance included — no IKEA run needed
  • Quiet no-through-road street — no traffic, safe block
  • Natural light in every room (living/kitchen face north, master has 2 windows facing west + north)
  • No mould, no damp, no aging issues anywhere
  • Bathroom is bright and clean
  • Ventilation good — windows on multiple aspects
Watch out for
  • Building exterior is dated — looks older from the street than the interior suggests
  • Carpet has some wear / minor staining
  • Slight light renovation smell in some rooms
  • Common areas (hallway, building entry) are dimly lit

Custom checklist · answered point by point

Here's what we found, point by point, against the standard inspection checklist.

  1. 1

Property condition — walls, floors, windows?

Overall good. No major issues. Slight wall marks in a few places. Carpet has some wear and minor staining. Windows open and close normally.

  2. 2

    Natural light and ventilation?

Natural light in every room — living, kitchen, bedrooms, bathroom all have windows. Ventilation is good (living + kitchen face north; master bedroom has 2 windows facing west and north; second bedroom faces south). There's a slight renovation smell still hanging in some rooms.

  3. 3

Noise — main road / railway / neighbours?

Quiet street, no noise. It's a no-through road so no passing traffic.

  4. 4

    Any damp, mould, or aging?

No damp, no mould, no aging issues anywhere. Bathroom is bright and clean.

  5. 5

    Building / common areas?

Building exterior structure is older. Interior of the apartment is fine, but the common-area lighting (hallway, entry) is darker than the unit itself.

  6. 6

    Surroundings — street and neighbourhood?

Street is a no-through road — we didn't see any safety issues. Quiet residential block.

  7. 7

What furniture and appliances are actually included?

Everything in the video plus: bed, sofa, coffee table, TV cabinet, fridge, washer, dryer, oven, microwave, dishwasher. Agent confirmed all stay with the lease.

  • Appliance + furniture inventory check

We checked the listing claim ("fully furnished + appliances") against what was actually in the unit and confirmed every item with the agent.

  • Personalised condition report

Bilingual written report flagging carpet wear, wall marks, and slight reno smell — small caveats your child should know about before signing.

  • Street + building safety check

Walked the no-through-road street, confirmed no through traffic, checked building entry and common areas, photographed the surroundings so the parent knew exactly where their child would be living.

Our recommendation

Optional add-on

Sign, or don't?

This is an opt-in add-on. Includes our sign / don't-sign verdict and, if requested, a multi-property comparison.

For a parent setting up their kid's first Sydney apartment, fully-furnished + every appliance + quiet street is exactly the right combination. The dated facade doesn't matter when your child walks in the door — what matters is they don't have to buy anything. They signed.
