An adult professional was relocating from interstate for a new job in the Parramatta area. The move date was tight and they were on a strict budget — this listing came up on Domain at the right price point. They couldn't fly over for the open, so they paid us to verify the property in person before they pitched an offer. They wanted a clear-eyed read on condition, light, noise, surroundings, and how the open was attended (to gauge offer strategy).

On the day
We attended the open inspection in person. Inside, we walked every room with the camera rolling — opened blinds and doors to test light (it was visibly under-lit even at midday under overcast sky), knocked along the shared wall with the neighbouring townhouse to test brick vs timber (the upper portion is timber), asked the agent directly about AC and the property's overall state (the agent volunteered that electricity isn't currently hooked up and the front-door CCTV doesn't work), used a compass app to confirm the facing (east), counted viewing groups (just one other person came), and walked the backyard and surrounding streets. The walkthrough and custom report flagging every concern were delivered within 24 hours so the customer could decide whether to offer at all.

On the ground
Only one other person came to the inspection — and it's clear why. The house has years on it and lacks upkeep. The rooms are smaller than the previous house we'd seen and noticeably under-lit even mid-day under overcast sky.
Seven-minute walk to a Parramatta-bound bus. There's a big park and playground nearby — good if you have kids.

Any mould — especially the smell in carpeted rooms?
No mould visible anywhere in the house. No carpeted rooms. But the house has a distinct musty 'old things' smell — the kind you get from accumulated dust, dated furnishings and lack of airflow.

Natural light and ventilation?
Both poor. Ventilation isn't great. Light is noticeably insufficient — every room gets some light, but it was nearly midday under overcast sky during the inspection and the interior was still visibly dim. On a sunny day it might be OK; on a cloudy day, you'll need lamps on.

Noise from the main road / railway / downstairs?
This area is very quiet, well away from main roads. No road or rail noise carrying through.

Any damp, mould smell, or aging issues?
It rained on the inspection day so we couldn't fully judge damp. The house definitely has years on it — the walls look aged, the paintwork is dated. Aging is a real issue here, not just cosmetic.

Film the downstairs and immediate surroundings.
Covered in the walkthrough video and the surroundings photos. Transport: 7-minute walk to a bus stop with a direct line to Parramatta station. There's a large park and playground nearby (good if you have kids). The backyard area itself is quite large — but neglected (see Q below).

No AC anywhere in the house. Not in the living room, not in the bedrooms.

Just one other person — also a foreigner there to film inspections (another inspector representing another applicant). No other prospective renters attended. Low signal of demand, which is consistent with the property's overall condition.
Things you didn't ask but we noticed
- Agent volunteered that the property currently has no electricity hooked up — worth knowing if you need to move in fast.
- Front-door CCTV unit doesn't work (we confirmed) — listing implies a security feature that isn't actually functional.
- Backyard has a rusty old chicken coop and a rusted garage. The chicken coop is overgrown with weeds — basically unusable. Garage looks neglected.
- Bedrooms are noticeably smaller than the comparable houses we've inspected at this price point.
