A father in China was renting a first Sydney apartment for his child, who was starting at Macquarie University. We mapped the actual walk to the Metro / bus stop (10 minutes — matches the listing), noted the diverse community feel as we walked through the block, checked the security of the enclosed private yard, and located the parking entrance (genuinely hidden behind a neighbouring hotel — we had to ask). Four groups came through — two of them were Chinese-speaking, both fellow inspectors representing other applicants. The unit was occupied during the open, so we couldn't see what's hidden under the furniture. Agent confirmed AC works (control panel on the wall) and the building is in good condition. WiFi is not included in the rent.
Diverse multicultural community within 10 minutes' walk to a Metro / bus that goes straight into the City. The private yard is enclosed and feels safe — though there's a river nearby worth knowing about if you're flood-cautious.

No mould smell anywhere. But because people are still living in the unit, there's a slight 'lived-in' feel — particularly in the carpeted rooms, where the air feels mildly damp/warm. Could be normal household humidity or could indicate a minor moisture issue worth asking about.

Natural light and ventilation?
Due to today's overcast/rainy weather, we can't accurately judge light. Personal judgment: light isn't great. Ventilation also isn't strong. On a sunny day it'll be better, but don't expect this unit to be bright.

Noise from the main road / railway / downstairs?
No particular noise during the inspection. BUT — there's a construction site nearby, the apartments share walls, and the shared walls are timber framing (see Q below). Soundproofing could be a real concern over the lease term, especially during construction hours.

It was only light rain today but we still felt a slight dampness inside. Aging is NOT an issue — the building feels new and clean. So damp is the only concern here.

I care about light, soundproofing, the immediate surroundings, safety of a ground-floor unit with a yard, transport convenience, and community diversity.
Transport is genuinely convenient — 10 minutes to the Metro / bus stop (matches the map). The community is diverse — multiple cultures visible in the block, plenty of services around. The enclosed private yard feels secure for a ground-floor unit. The one caveat: there's a river nearby, so if flood history matters to you, ask the agent about it before signing.

Things you didn't ask but we noticed
- Besides the main entrance, you can also enter from the parking lot side — but that entrance is genuinely hidden: it's tucked behind a neighbouring hotel. Walk along the small road beside the hotel to reach it. Even we needed someone to point the way the first time.
- The unit was still occupied during the inspection — we couldn't see what's hidden under the existing furniture. If condition matters, request a second viewing after the current tenant moves out, or get a written condition report at handover.
