一位独身的成年人因为新工作要从外州搬到悉尼 Parramatta 一带。搬家时间紧、预算也卡得比较死 — 这套挂网的价位正好在能接受的范围。他没办法飞过来看 open，所以付钱让我们现场核实，给他出 offer 前做参考。他想要的就是一个真实的判断：房况、采光、噪音、周边、看房当天来了几组人（方便定 offer 策略）。

我们到场出席了 open inspection。屋内逐间录视频 — 打开百叶窗和门实测采光（中午阴天屋内都明显偏暗）、敲了和隔壁 townhouse 之间的共墙（上半部分是木框）、当面问中介空调和房屋整体状况（中介主动说房子目前没接电，门口 CCTV 也是坏的）、用指南针 app 确认朝向（正东）、数了看房人数（除了我们只来了一位）、还走了后院和周边街道。走拍视频 + 把所有问题标出来的定制报告，在 24 小时内交付，方便客户决定要不要出 offer。

看房就来了一个人 — 不奇怪。房子有些年头了，明显缺乏打理。房间也比我们前一套看过的小，中午阴天采光都明显不足。

走 7 分钟到 bus 站可直达 Parramatta。附近有大型公园和游乐场 — 有孩子的话挺合适。

看霉啥的，特别铺地毯的房间的味道
全屋没看到发霉的地方，也没地毯房。但屋子有一阵老物件的味道 — 那种灰尘、旧家具、通风不足堆出来的气味。

看采光、通风
通风似乎不太好，采光也不怎么合格。虽然整间屋子都有光线，而且是阴天，但现在接近中午时分，这光线是明显不足的。晴天可能还行；阴天你会要开灯。

听噪音（主路 / 铁路 / 楼下）
此区域相当安静，远离大路。没有路噪和铁路噪音传入。

注意是否有潮湿、霉味、老化问题
由于今天刚下过雨，没办法感知潮湿与否。房子有不少年头，墙壁明显较为老旧 — 油漆也斑驳。这套的老化是真实问题，不只是表面。

拍楼下和周边环境
详情请见照片和走拍视频。交通：走 7 分钟到 bus 站可直达 Parramatta 火车站。附近有大型公园和游乐场（有孩子的话挺合适）。后院面积相当大 — 但缺乏打理（见下方）。

没有看到任何空调的身影。

有多少组人看房（我想看下竞争激烈程度、我来出 offer）
只有一位和我一样是来拍摄看房影片的外国人（应该也是替别人代看的）。没有其他来看房的租客。需求信号很低，跟这套房本身的状态也是吻合的。

中介主动说房子目前没接电 — 如果你要快速搬入，要心里有数。
门口的 CCTV 是坏的（我们现场确认）— 挂网暗示有安全设施，其实不能用。
后院有个生锈的旧鸡笼和一个生锈的车库。鸡笼里杂草丛生，基本没法用。车库看着没人打理。
卧室比同价位别的房子都小一截。
